Bharat Future City: How long till you can live in Telangana’s futuristic city? |
Imagine a futuristic city where Artificial Intelligence hubs, advanced manufacturing facilities, and green corridors are built into the same urban ecosystem: where people can work, live, learn and find entertainment without the traditional boundaries separating a business district from a residential neighbourhood.The Telangana government is currently on track to build one.‘Bharat Future City’ is a proposed advanced futuristic city in the southern part of Hyderabad. However, the delay in the approval of plans is increasingly worrying developers and investors. While investor interest has emerged, the city’s broader planning framework and core infrastructure are still being developed.
Future city?
Although the masterplan is still undergoing development, Bharat Future City has been envisioned as a large greenfield urban development in Ranga Reddy district of southern Hyderabad, anchored around Mucherla and Maheshwaram suburbs. As per the Telangana government, the project is planned across approximately 30,000 acres, including around 15,000 acres for the city and 15,000 acres of reserve forest.The city is being planned as a net-zero, integrated urban centre designed around the idea of working, living, learning and recreation within one ecosystem.Its proposed zones include an AI City, Health City, Life Sciences, an EV and Energy Storage System park, an entertainment district, a sports hub, central business districts and residential areas. The concept plan also includes an urban forest, green corridors, preserved water bodies and an eco-tourism zone.The AI City has been planned to include corporate headquarters, research parks, centres of excellence, an exhibition centre and data infrastructure, while the Health City is planned around hospitals, laboratories, medical research and hospitality.Additionally, the city is expecting integrated road and public transport networks, including internal metro or bus rapid transit connectivity.The entire project is being developed under the Future City Development Authority (FCDA ), constituted by the state government in March 2025 to guide development in the proposed region.
Delay in approvals
Since its announcement, the Future City has attracted 90 real estate proposals, while approvals move at a much slower pace. As of July 17, only 18 layouts have clearance, and around 20 applications have reportedly been pending for several months.The delays come at a crucial stage for the proposed city, with developers awaiting greater clarity on its master plan, infrastructure and growth corridors. In June, FCDA appointed a consultant to prepare the master plan, a process expected to take around nine months. Staff shortages within the authority have also reportedly affected the pace of approvals.
